PRO ADDITIONS

This addition was done on a little side street in Wellesley, and is one of our most remarkable transformations.

We started with a little, 1 bed, 700sf cape and cut the back wall off the foundation so we could extend both the basement and the first floor back an additional 20 feet. Then we took the roof off the first floor and built a new second story over the expanded footprint.

The final product was a 2800sf home with 4 bedrooms, a master suite, 3.5 bathrooms and huge finished basement. We also made the attic a walk-up, so there was the potential to finish that space as well. 

Home's initial value: $500k

Addition investment: $450k

Renovated value: $1.49 million

This was another Wellesley renovation. For this addition, we added a family room with a fireplace and grilling deck off the side of the house, and a laundry room, half bath and mud room off the back of the house. 

The house also received all new siding, windows, doors and a complete makeover inside. The pictures below show the progress of the additions, but there are a few pictures of some of the interior spaces in other galleries.

This house is in Needham. The front was dated and starting to decay. The homeowner wanted a tall entry, but we were limited by the solar panels on the roof. The solution we came up with, was to push the entry forward, creating a large landing on the split-level stairs with closets and storage. We installed the arched window and double doors and finished off the interior with tile picked out by the homeowner. The new entry really changed the look of the house, and is a stunning feature from the inside.

Needham Addition $123,000

This was a fun project. We added a 22x18 master suite onto the rear of the house, vaulted the ceiling over the master bedroom, installed a large walk-in closet with built-ins and installed a beautiful marble master bathroom with a frameless shower surround and separate tub. The homeowner was initially concerned that the hallway into the master suite would eliminate the small (but critical) bedroom on the back of the house but we solved that problem by extending the small bathroom into the addition, so the bedroom remained the same size. We just changed the orientation from 10x14 to 14x10.
